Cushman & Wakefield has been named the exclusive leasing agent for Reservoir Corporate Centre, a five-story, 157,000-square-foot Class-A office building at 4 Research Drive in Shelton.
The property recently was acquired by Rugby Realty Co., which plans to make renovations to the complex. The $750,000 in improvements, now underway, will include upgrades to the lobbies, cafeteria, fitness center, men’s and women’s locker rooms, elevator cabs and common hallways.
“We are confident that once our modernization program is complete, the demand to lease space in the building will be stronger than ever before,” said Rob Ades, principal of Rugby Realty.
Easy highway access, close to hotels
Reservoir Corporate Centre is located in Shelton’s “quality corporate-park neighborhood with easy access to Route 8 at exits 11 and 12,” and is close to hotels, shopping and restaurants on Bridgeport Avenue, according to publicity material.
The complex has a full-service cafeteria, fitness center, fiber optics with sonnet-ring technology, backup generator, and 3.8-spaces-to-1,000-square-foot parking ratio.
Cushman & Wakefield’s Kevin Foley, executive director, and Michael Dillon, director, are the leasing agents for the property. Dillon also is the leasing agent for three other Rugby Realty properties: 375 Bridgeport Ave. and One Greenwich Place in Shelton, as well as 3191 Broadbridge Ave. in Stratford.
