Twenty-unit complex is proposed on 2.2 acres in Shelton

Property is now zoned for one house per acre

A developer wants to build 20 residential units on 2.2 acres at 49 Shelton Road, near the Trumbull border.

Pond Meadow LLC, which is affiliated with developer John Guedes, is asking the Planning and Zoning Commission (P&Z) to create a Planned Development District (PDD) to allow for the four-building condominium project.

The land is now zoned for Residence-1, or one dwelling per acre, so the project would involve much more housing density than allowed under the current zone.

Shelton Road is the same street as Bridgeport Avenue, south of the Huntington Street/Huntington Road intersection. The Trumbull town line is only a few properties from the intersection.

The property is close to Lobsterback Road and Tory Lane, as well as Golden Hill Street in Trumbull. It is also close to the Stratford town line.

 

Wetlands, pond, abutting open space

The land has two wetland areas and a pond. It is next to a 3.4-acre open space parcel owned by the Shelton Land Conservation Trust that is known as Bushinsky Arboretum.

Guedes is seeking conceptual approval for now, which means the final plans would be subject to receiving additional zoning approval.

 

Public hearing set for Nov. 18

The P&Z has scheduled a public hearing on the Pond Meadow proposal for Nov. 18. The meetings usually begin at 7 p.m. at City Hall.

The developer has a contingency deal to purchase two parcels that would be combined for the project. The current owner is Michael Soda.

The four structures would be up to 3.5 stories in height. There would be two parking spaces per unit, with one indoor parking space on the first floor of each unit.

Pond Meadow would have a maximum of 44 bedrooms, with no single unit having more than three bedrooms.

It would be a condominium —or community interest community — with a homeowners’ association handling maintenance, such as for the storm water management system.
