Avalon Shelton moves forward

While construction continues at Avalon Shelton, the 250-unit complex at 185 Canal Street, units will be available starting Feb. 15.

The project has been in the works for a few years and the city’s Planning and Zoning Commission granted approval to the project in June 2011.

“We will start pre-leasing soon,” said Todd Nicotra, a senior development manager with AvalonBay. “There has been a lot of interest. We haven’t done a full marketing campaign yet and we’ve already had a good response, so we’re feeling optimistic.”

According to Avalon Shelton’s Facebook page, the one-bedroom apartments start at $1,325 and the two-bedrooms start at $1,725.

“These are luxury apartments for folks interested in having high-quality amenities and services,” Nicotra said.

The amenities include a fitness center, clubhouse, landscaped courtyards, swimming pool, and views of the Housatonic

The project has had the support of the Shelton Economic Development Corp., a nonprofit corporation that promotes business development within the city. SEDC President James Ryan said the development of Avalon represents a very important step for downtown.

“It’s everything the community and our team and many others have worked toward for a generation,” Ryan said. “It’s a long-standing vision.”

Ryan said the community made the effort years ago to tackle brownfield issues, and worked to create public spaces downtown, while positioning itself to receive new private investment, like Avalon.

Ryan said Avalon has been doing “reconnaissance” of the area, to find out what the community offers to future residents. Downtown businesses are looking forward to new residents moving in.

“The merchants are so excited and we have such a great mix of services,” Ryan said of downtown. “I just left a meeting with two downtown merchants who want to know the best way to make a connection with Avalon.”

Next for Canal

The city is going out to bid soon on Canal Street improvements. About half of the road will be reconstructed this year, Ryan said. Improvements include widening the road, new sidewalks and utility work.

In November, voters approved the city bonding $1 million for Canal Street reconstruction.

The next phase of the Riverwalk, which goes around the new Avalon building, is in final design.

“The next phase of Riverwalk isn’t going to start until the end of summer, or early fall,” Ryan said.

Work is also being done to continue cleanup of remaining brownfields.

Ryan said Avalon is a piece of the redevelopment puzzle.

“It’s very gratifying to see this next logical step fall into place,” Ryan said of Avalon.
