SHELTON — A developer is proposing a condominium project on Ivy Brook Lane.

Gold Coast, LLC, has applied for a Planned Development District for undeveloped land at 7 Ivy Brook Lane. The Planning and Zoning Commission will hold a public hearing on the plans, which call for 63 units of townhouses and apartments, in either December or January.

According to the application, filed by the developer’s attorney Dominick Thomas, the site has been marketed for light industrial for some 20 years, but with no real interest due to its size and topography.

The property is located on the corner of Ivy Brook Road and Mountain View Drive. The site also sits next to the Ivy Brook Medical Center.

“The Planned Development District is compatible with the current and future character of the City of Shelton in that it will permit the parcel to be utilized for moderate high density residential use in the midst of light industrial and corporate uses,” the application states.

The application also states that the development will be “consistent with the residential developments in the area.”

Plans call for eight three-bedroom townhouses, set aside from the main four-story structure that would have 26 one-bedroom units and 29 two-bedroom units. There will be 136 parking spaces, which works out to just over two spots per unit.
