Former ‘Pond Meadow’ condo property in Shelton now for sale

The 2.1-acre parcel where developer John Guedes wanted to build the 20-unit Pond Meadow condominium complex is on the real estate market.

A “For Sale” sign has been placed in front of 39 Shelton Road, which is at the four-way intersection with Huntington Street, Bridgeport Avenue and Huntington Street.

The asking price for the Shelton property is $339,000. It is near the borders of Trumbull and Stratford, and to Exit 11 of Route 8.

The land is zoned for one-acre residential lots, and there now is one home on the property.

It is technically two separate lots — one being 1 acre with the existing house, and another being 1.13 acres with a barn. The overall parcel includes a pond and wetlands.

Was a contingency sale

Guedes was seeking to create a Planned Development District on the land, where he wanted to place four buildings with a total of 20 units, plus parking and driveways.

Guedes, who has been active in developments along Canal Street in downtown Shelton, had a contingency deal to purchase the property if his proposal had received the needed zoning approval.

He withdrew his zoning application for the Pond Meadow proposal after strong opposition from neighbors and some conservation officials. He said afterward the zoning process had become “too emotional,” and it was hard to counter the opposition because their concerns weren’t technical in nature.

Guedes said he expects the land to someday be developed for purposes other than single-family homes, based on its proximity to Route 8 and Bridgeport Avenue.

‘Country-like setting’

The real estate listing for 39 Shelton Road states the property contains a “custom-built ranch situated in a country-like setting overlooking a pond on 2.13 acres with two-stall horse barn.” The house has three bedrooms and was built in 1960.

It is still owned by a private individual because the contingency sales agreement with Guedes didn’t come to fruition. The property is listed with the Ditchkus Real Estate office in Milford.
