The Shelton Planning and Zoning Commission has approved a new 3,060-square-foot retail building in the parking lot near the Sears Hardware store on Bridgeport Avenue. The one-story building can have up to two tenants, but none of them can be a food service establishment. That\u2019s because existing on-site parking is considered adequate for most retail uses but not for food service, which requires more parking than most other uses. The application for the new building at 705-711 Bridgeport Ave. was made by Connecticut Commercial Investors LLC, the current property owner, and involves modifying the existing Planned Development District (PDD) for the 1.4-acre site. Four existing businesses at the site The site now has three structures that house Sears Hardware, a FedEx Office delivery\/copy\/graphics store (previously Kinko's), Sikorsky Financial Credit Union office and nail salon. There is one driveway from the site to Bridgeport Avenue, with a traffic light at the intersection. The property has 400 feet of frontage on Bridgeport Avenue. Anthony Panico, P&Z consultant, said the new building would be constructed in front of the Sears Hardware building where part of the existing parking lot now is located. It would abut the Hampton Inn property, which is to the north, near Commerce Drive. Positive staff recommendation In a positive staff recommendation on the application, Panico said the proposed new use complies with the current PDD zone, has adequate parking, would have a \u201cminor\u201d impact on traffic, and would involve \u201cminimal site work.\u201d Some questions were asked about whether the existing drainage system would be adequate with a new building. Panico replied it would. The vote to approve the project, taken during a special P&Z meeting on Aug. 29, was 6-0.
