Almost half the homes sold at Toll Brothers' Shelton development

Close to half of the Shelton Cove townhouses being built by Toll Brothers along the Housatonic River have been sold, based on pending deposits, and a few new owners already are living there. (Photos by Brad Durrell)

The development at 560 River Road will have 36 units on 12 acres when completed.

Jeffrey Meinke, project manager, said about five homes now are under construction and work on an equal number should start soon. Ten units are completed, including two decorated models.

“We’re getting a lot of responses from all over, including other states,” said June Marcucio, sales manager.

Marcucio said interested parties have included retirees, people who are relocating, and those moving to be near family.

Company reputation and water views

The reputation of Toll Brothers as a high-quality builder is helping, she said. “People are interested in Toll Brothers,” she said.

Other selling points are the water views, Shelton’s low taxes, the finished basements, the Fairfield County address, and access to major highways, Marcucio said.

“We’re really selling the view,” said Meinke, adding the construction schedule is mostly determined by sales.

New homeowners will look at the Housatonic River and, on the other side of the river, the Great River Golf Course in Milford.

First closing was Dec. 31

The first closing took place on Dec. 31, and involved someone from out of state who moved here to be closer to other family members.

Shelton Cove will have a homeowners’ association with an outside management company.

The sales brochure promotes the “convenient” location; nearby shopping, medical facilities, hospitals, and universities; and recreational venues such as golf courses, beaches, the Sports Center of Connecticut, and boating.

Five home models are being offered, with starting prices listed from $453,000 to $490,000 in the brochure. Recent real estate transaction information indicates actual sales are in the mid $500,000s to low $600,000s, due to amenities. Units are 1,780 to 2,115 square feet in size.

Shelton Cove is promoted in publicity material as “a private haven set on the banks of the Housatonic River,” offering “an exclusive neighborhood” with “waterfront living.”
